For property managers

What concerns property managers about solar and EV charging

Whoever manages a property is responsible to owners and tenants. A solar system has to pay off, the meeting has to agree, and residents ask about EV chargers. And in the end the billing stays with property management.

We know this situation. That is why we plan more than technology. We also prepare what you need to decide and to keep day-to-day running simple. We start with a free site visit, and the binding quote follows within 72 hours.

What concerns property managers

The meeting: In condominium ownership, a system on the common roof usually needs a resolution. Owners want to see figures: costs, yield, subsidies and the split between the parties.

The tenants: They want cheap electricity and a car that can charge at its own parking space. At the same time, nobody should be forced to take part.

The effort: Metering, contracts and billing must not become a permanent building site. This is the most common worry, and it is justified.

One contact person for everything

With us, you have one contact person from the first conversation to commissioning. They coordinate planning, notification to the commune and grid operator, metering, installation and acceptance. Our own installers work on site, so there are no interfaces between companies.

Sharing solar power: ZEV, vZEV and LEG

With a self-consumption community (ZEV), the parties in the building share the solar power from their own roof. The internal tariff is below the grid tariff, and a larger share of the power stays in the building. This improves the profitability of the system.

There are three models:

  • ZEV: all parties are connected through one shared grid connection.
  • vZEV: each party keeps its own connection, and the grid operator allocates the solar power on paper.
  • LEG: the local electricity community has been possible since 1 January 2026 and also links neighbouring buildings.

Which model fits depends on the building, the grid connection and the grid operator. We clarify this at the site visit. We will also tell you openly if a ZEV is not worthwhile for your building.

EV charging in the underground car park

Electric cars are coming to apartment buildings too. The problem: many cars hang on the same building connection. Load management shares the available power between the cars that are charging and prevents overload. This often avoids an expensive upgrade of the building connection.

We recommend building the basic installation for all parking spaces right at the start. Wallboxes are added later as needed, without opening the cable routes again. More under EV charging in underground car parks.

Billing without paperwork

Whoever charges or uses solar power pays for their own consumption. We plan the metering so that the data arrives digitally and feeds into billing. Property management decides whether to bill itself or to hire a service provider. As a smart-me Partner 2025, we rely on meters and software that deliver data without manual effort.

Informing the residents

Tenants and owners want to know what is coming. We supply texts for a letter or a notice: when work takes place, where the access routes are, when the power is briefly switched off. On the topic of solar power in the building, we also answer residents’ questions if property management wishes. Taking part in a ZEV is voluntary, and solar power must not cost more than grid power. We explain this in plain words.

Existing properties

Most of the buildings you manage are already built. On a walk-through we look at the roof, meter locations, risers, distribution boards and the underground car park. In refurbishments, it pays to renew meter locations and cable routes at the same time, so that the flats are ready for metering and billing. The result is a concept you can put before the owners.

Documents for the meeting

So that the meeting can decide, we supply:

  • the binding quote with yield and subsidies
  • a profitability calculation for the building
  • the split of costs and income
  • the schedule up to commissioning
  • contract templates that you check with your legal adviser

This does not replace a legal review. If you do not have a system yet, everything starts with the solar system.

How the project runs

  1. Enquiry: online in a minute or by phone.
  2. Site visit: roof, meter locations, distribution boards and underground car park. Free.
  3. Quote in 72 hours: binding, with a metering concept and subsidies.
  4. Resolution: we supply the documents for the meeting.
  5. Notification and grid operator: we submit everything.
  6. Installation and commissioning: our own installers, in agreement with property management.

Enter the postcode of the property in the appointment form. We will get in touch and arrange the site visit.

The free site visit

One appointment at your home. Then you know everything.

A project manager from our team visits you and checks three things. No sales show, no obligation. Afterwards you receive a binding quote with yield, subsidies and payback.

  1. A project manager measures the area of a tiled roof.
    01

    Roof

Area, orientation, pitch, condition of the roof covering and shading.

  2. A project manager explains the distribution board to the homeowner.
    02

    Electrical system

Grid connection, distribution board and space for inverter and battery.

  3. Project manager talking to a couple in front of their home.
    03

    Your consumption

Electricity bill, car, heating, plans. From this we calculate yield and subsidies.

How your project runs

  1. Request

Tell us briefly about your building and your goal. Online or by phone.

  2. Site visit

We check your roof, electrical system and consumption at your home. Free of charge.

  3. Quote in 72 hours

Binding and transparent, with yield, subsidies and payback.

  4. Permit and subsidies

We handle the notification procedure, the grid operator and Pronovo.

  5. Installation and commissioning

Our own installers, a fixed date, final inspection with you on the roof.

Frequently asked questions

Before you get in touch.

Your question is not listed?

044 980 08 80info@solarinnovation.ch
Is the site visit really free?

Yes. The visit and the quote cost you nothing and commit you to nothing. You only decide once you hold the binding quote in your hands.

How do we prepare the proposal for the owners' meeting?

We supply the quote, profitability, schedule and cost split as documents you can put before the meeting. On request we answer questions at the meeting.

How much work does a ZEV mean for property management?

The effort depends mainly on billing. With digital metering it can be largely automated, or you can hand it to a service provider. We show both routes with the costs.

What is the difference between vZEV and LEG for our properties?

The vZEV shares solar power within one building, even if each party keeps its own grid connection. The LEG has been possible since 1 January 2026 and also links neighbouring buildings through the public grid. We find out what your grid operator supports.

Can we do the solar system and EV chargers in one project?

Yes, that often makes sense. We plan the supply cable, metering and load management together. That way the building only has to be opened once, and the cars charge preferably with power from your own roof.

Who pays if only a few parties want to charge?

The basic installation is usually part of the common property. Whoever uses a wallbox pays for it themselves. Property management or the meeting decides the exact split, and we supply examples.

How much do the works disturb the residents?

We agree dates and access with property management and inform the residents in advance. We schedule power interruptions for off-peak times and announce them.

Which regions do you cover?

All of German-speaking Switzerland. We build most often in the cantons of Zurich, St. Gallen, Schwyz and Aargau. Our locations are in Zumikon ZH and Lachen SZ.
