What applies to businesses with a solar system in the Canton of Schwyz
Rules for businesses in the Canton of Schwyz
Under Art. 18a RPG, solar systems on roofs in building and agricultural zones that are sufficiently well integrated need no building permit. In the Canton of Schwyz, you notify the system online via ebau-sz.ch as a building notification for a minor project, at least 20 days before work starts. The notification procedure applies to main buildings and ancillary buildings. In industrial and commercial zones and in zones for public buildings, it also applies to facade systems. For facade systems on buildings over 11 metres high, a fire safety concept is needed.
Fire safety deserves a look for businesses: even a system that only needs to be notified requires a fire safety permit in the Canton of Schwyz. The notification procedure does not apply to protected buildings, to monuments of national or regional importance and in ISOS-A townscapes. A permit under the simplified or ordinary procedure is then needed. We prepare the documents for the notification and fire safety.
For new buildings, requirements for solar or self-generated electricity may apply, depending on size and use. During planning we clarify which rule applies to your project.
Subsidies and one-off payment
The federal government pays the one-off payment (Einmalvergütung) through Pronovo, graded by system size. We submit the application and, on request, pre-finance the subsidies. The Canton of Schwyz does not subsidise photovoltaic systems directly. Its subsidy programmes cover the building envelope and heating systems. Some communes have their own programmes, for example the commune of Schwyz supports battery storage. For depreciation in business assets, your tax adviser can advise you.
Self-consumption in your business
From Freienbach on Lake Zurich to Einsiedeln, locations and altitudes differ. At higher altitudes, snow load and roof pitch play a bigger role, which we check at the site visit. Businesses that use power during the day use a large share of the solar power directly. We read out your load profile data and size the system accordingly. A battery storage unit or EV chargers for the vehicle fleet raise self-consumption.
Grid operators
Electricity prices 2026 in the Canton of Schwyz
What power from the grid costs is set by your grid operator. The more expensive grid power is, the more every kilowatt hour you use from your own roof is worth.Swiss median: 27.7 ct./kWh.

Frequently asked questions
Before you get in touch.
Is the site visit really free?
Yes. The visit and the quote cost you nothing and commit you to nothing. You only decide once you hold the binding quote in your hands.
Can I notify a facade system on a workshop hall in the Canton of Schwyz?
In industrial and commercial zones and in zones for public buildings, the notification procedure also applies to facade systems. For buildings over 11 metres high, a fire safety concept is needed.
Which documents does the Canton of Schwyz require to notify a commercial system?
Among others, a site plan with fire brigade plan, roof plan, roof section and the technical data of the modules. The notification must be submitted via ebau-sz.ch at least 20 days before work starts. We prepare the documents.
Does the Canton of Schwyz give contributions to commercial photovoltaics?
The canton does not subsidise photovoltaic systems directly; its programmes cover the building envelope and heating systems. The federal government pays the one-off payment (Einmalvergütung). Some communes have their own programmes, which we check when preparing the quote.
How large a roof does a commercial system need?
A rule of thumb: each kWp needs around 5 to 6 m² of module area. Commercial systems often start at 30 kWp and go well beyond. We measure what fits on your roof at the site visit.
How high is self-consumption in a business?
That depends on the business. If you work during the day, you often use a large share of the solar power directly. Businesses with cooling, machinery or ventilation in the daytime usually do better than offices. We read out your load profile data for this.
Can a solar system reduce peak loads?
In part. Solar power peaks at midday, but demand peaks can also occur in the morning or evening. A commercial battery with controls can cut peaks. We calculate beforehand whether that brings anything under your tariff.
Which regions do you cover?
All of German-speaking Switzerland. We build most often in the cantons of Zurich, St. Gallen, Schwyz and Aargau. Our locations are in Zumikon ZH and Lachen SZ.
